# TWIYO > TWIYO is a B2B property referral network. Brokers hand clients across borders and are actually paid for it: the split is locked and the agreement signed before a single client detail changes hands. TWIYO is a network operator, not a brokerage, and does not compete for deals. Site: https://twiyo.homes, a single page in English, also published as 19 draft translations of that page, each at its own address (20 language pages in all): https://twiyo.homes/id, /th, /ar, /ru, /zh-CN, /zh-TW, /hi, /fr, /de, /es, /it, /pt, /ja, /ko, /tr, /he, /ur, /kk, /my. The English version prevails. Contact: email membership@twiyo.homes (mailto:membership@twiyo.homes). Email is the only public contact route; there is no phone or WhatsApp line. ## How the network works 1. Register the client. Name a client against a market. The registration will be timestamped and locked once made: the network will see the market is claimed, and nobody will see who. It holds for 90 days, renewed on logged activity. 2. Choose your broker. The originating broker picks who receives the referral. Profiles carry completed network deals, median days to close, dispute history, response rate and licence verification date. 3. Lock the split. Equal by default. The receiving side accepts or counters. Every party will sign a conjunction agreement, and only then will the client's details unlock. 4. Get paid. The broker of record completes locally and the originator's share is invoiced company to company. The receiving side posted a bond before their first inbound referral. ## Commitments - Paid locally: the licensed broker of record receives the commission in their own jurisdiction. - Invoiced, not shared: a share moves as an invoiced introduction and advisory fee between two member companies, under one network agreement TWIYO will hold. - Never in the middle: TWIYO holds the contract, the evidence and the sanction, never the commission. No escrow, no client money, no float. ## The split Equal by default. The receiving side accepts or counters. The default is equal shares of the net commission (gross commission less the success fee). Two parties: 50% each. Three parties: 33.3% each. Four parties: 25% each. Every party holds a defined role (originating, listing, closing, or broker of record); nominal parties are not permitted, and no deal carries more than four. ## Who can join Open to licensed brokers in every country. TWIYO grants no territorial exclusivity. Receiving a referral requires a verified licence where the market demands one, completed KYC and a posted bond. Originating requires only paid membership. ## Pricing (USD) Membership is priced per entity, with unlimited seats in band. Annual pays for ten months. | Tier | Seats | Monthly | Annual | |---|---|---|---| | Individual agent | 1 | $79 | $790 | | Boutique | 2–10 | $199 | $1,990 | | Office | 11–50 | $399 | $3,990 | | Multi-office | 51–200 | $799 | $7,990 | | Enterprise | 200+ | Custom | Custom | Success fee: 10% of gross commission, on network-matched deals only, taken off the top before the broker split and never charged on a member's own local business. | Transaction | Minimum | Cap | |---|---|---| | Sale | $500 | $25,000 | | Long let | $100 | None | | Short let | No fee | — | How the money moves: the TWIYO success fee, 10% of the gross commission, comes off the top, and the net commission that remains is what the parties split. The subscription is credited against success fees, so an active member effectively pays the 10% and nothing else. ## Founding offer The first 50 agents and first 10 agencies get the subscription free for life. Founding places close at fifty and ten, or on 1 March 2027, whichever comes first. Only the subscription is free: the success fee applies to founding members as to every member. Founding members complete the same KYC, licence verification and bond as everyone else. Introduce another founding member and founding status becomes permanent. ## Apply Membership opens to principal brokers and licensed agents. Apply on the page at https://twiyo.homes/#apply or email membership@twiyo.homes. An application goes to membership@twiyo.homes, the page confirms on screen the moment it has arrived, and the reply comes from that address. ## Common questions The same questions and answers appear on the page (with FAQPage markup on every language page). - What is TWIYO? TWIYO is where brokers hand clients across borders and are actually paid for it. The split is locked and the agreement signed before a single client detail changes hands. TWIYO is a network operator, not a brokerage, and does not compete for deals. - Does TWIYO ever hold the commission? TWIYO holds the contract, the evidence and the sanction, never the commission. No escrow, no client money, no float. The licensed broker of record receives the commission in their own jurisdiction. Nothing about the local transaction changes. - How is the success fee charged? The TWIYO success fee, 10% of the gross commission, comes off the top, and the net commission that remains is what the parties split. It is taken off the top of gross commission, before the broker split, and never charged on a member's own local business. Short lets carry no fee on purpose. - How is the split decided? Equal by default. The receiving side accepts or counters. Every party will sign a conjunction agreement, and only then will the client's details unlock. Never the other way round. - Who can join? Licensed brokers in every country. To receive referrals you need a verified licence where your market requires one, completed KYC and a posted bond. To send referrals you need only a paid membership. - What is the founding offer? First 50 agents, first 10 agencies, subscription free for life. Places close when fifty agents and ten agencies have joined, or on 1 March 2027, whichever comes first. Only the subscription is free; the success fee applies to founding members exactly as it does to every member. - How do I apply? Membership opens to principal brokers and licensed agents, and every entity is verified before it can receive a referral. Apply with the form at https://twiyo.homes/#apply or email membership@twiyo.homes; the application goes to that address, the page confirms the moment it has arrived, and the reply comes from that address. ## Who runs it TWIYO is an independent network operator in its founding stage, not a brokerage. The operating company's legal name, registration and address will be set out in the Network Membership Agreement, which every member will sign. Nothing here is legal, tax or financial advice. Membership terms will be set out in the Network Membership Agreement.
